Focus on Reward

I recently had one of those "oh yeah" moments while driving to visit my son and his fiancee on Easter Sunday. The drive to my son's new home is about 75 miles and the freeways, especially on weekends and holidays, are absolutely terrible. I always dread that drive. But this time while sitting in bumper to bumper traffic and thinking how long it was going to take me to get to my son's (maybe 2 hours or more) I started to focus on the end result, seeing my son and enjoying the company and the new house. Suddenly my demeanor changed and I was happy and calm. Then I remembered, of course the reward was what was important not all the events it takes to get there. It's just like business. We do all the things we "have to" to prospect for the reward of closing deals. Focus on the end result and everything else is okay.

Buying a New Construction Home

Now that Builders have slowed down on all the crazy construction, there are deals to be had. If you have buyers that want new construction, check out the Builders in the areas that might be of interest to buyers. Many Builders are offering a referral commission to REALTORS. I just worked with a buyer that wanted a NEW home and I went with them to check the new homes in Lake Elsinore. What deals!! These homes were selling for up to $100,000 more 6 months ago. They were offering up to $50,000 in incentives to the buyer qualifying and using their lender and REALTORS that registered the buyer receives 3% commission. The buyer incentives could be used as upgrades, toward the purchase price, closing costs, buying down the interest rate and more. These buyers could not pass up this deal and I receive 3% for just being there! These buyers were putting off buying to see what the market was going to do. Well, this was it for them.

I was just involved with an Estate Sale that turned out better than anyone expected without using a professional. My client needed get rid of 60 years of her family's "stuff" before we could sell her dad's home. She gathered all her friends and organized an estate sale. We cleaned up everything and displayed all the home furnishings along with many collectibles and vintage items. We had very room filled with furniture and furnishing and everything was priced. We also had the garage filled with garage and yard items. We advertised on Craig's List and in the Local Advertising paper. And we got the City License we needed to have a Garage Sale. On the day of the sale, we had people waiting for us to open. We only let 10 people in at a time and no kids (there were a lot of breakables). It was GREAT and by the end of the 2 day sale we had made over $4000.00. and it was fun. The picture is a sample of what we put on Craig's List.
